Capital project types
57 types over 12 families, from project_capital_type in mc_project-capital.db. Each one owns a route
at /project_capital/<type_code> and a dashboard layout, so a subdivision and a
suite fit-out do not get the same screen. The vocabulary merges what the portfolio actually built
(an Everything sweep of every *_Capital library), Procore's six construction
categories, and owner-side CapEx practice.
How a condo building differs
| Type | What it is | Dashboard | Exit |
|---|---|---|---|
condo | ONE stacked for-sale BUILDING: airspace units, a condo map, and usually an HOA. Distinct from an apartment building (held and leased) and from a single condo unit. | condo-building | Sell units |
condo_unit | ONE airspace unit inside a building: remodel, sale of that unit, or unit-level CapEx. Rehab-class questions, not the stacked building and not a rental apartment. | condo-unit | Unit CapEx or sale |
apartment | ONE rental BUILDING, held not sold. Distinct from a condominium building, which sells airspace units and files a condo map. | vertical-residential | Hold and lease |

A row with zero projects is a category Procore, Yardi or CapEx practice names that this portfolio
has not used yet. It is kept so the first such project lands on a dashboard instead of spending its
first month in other. Counts refresh from scripts/project_capital_type/analyze_capital_project_folders_with_everything_into_a_type_inventory.mjs.
